£30 million forward commitment to pre-buy units on new developments
Lenders support based upon location and discount to market value

 

This UK investor specialises in pre-purchasing residential units off plan at a circa 15% discount with a view to selling on for profit or in the alternative holding them as residential investments

The client has committed to a spread of units totalling some £30 million and required a lenders support commitment at 75% of projected completed value (2 years ahead but based upon today’s values). The client has his own equity available to make up the balance to discounted purchase prices.

CLP arranged for a lender to pre-commit which not only satisfied our client requirement but was used by the various developers to gear up on their project finance as this provided quality exits for their lenders
