Hotel Developments

CLP have been sourcing hotel development finance for many years and are abreast with current lenders support.

The market is currently being ultra cautious and insist on a minimum criteria: 

  • the developer(s) must have a proven track record and financial strength 
  • a strong management agreement with an internationally established hotel operator which must contain at the very least a minimum priority return for the benefit of the developer - press here to see our hotel funding guidelines 
  • the guaranteed income (whether it is the minimum priority return or guaranteed rental income) must be at a level which meets lenders normal income criteria without reliance on any additional forecast income which is seen as speculative 
  • substantial cash equity as developers contribution 

Whilst certain lenders are open to receive enquiries that do not meet all the above criteria one must expect even deeper scrutiny and greater cash equity to compensate.
